If you're considering selling property in Sonoma County, I'd love the chance to talk with you about my real estate services. I will provide a complimentary market analysis and discuss my thorough marketing, advertising and customer service program.
As an introduction, here is a snapshot of what you can count on me to provide. I look forward to the opportunity to explain in more detail how I will obtain a prompt sale at top dollar and at the most favorable terms for you.
- Photography of home and property. I will have photos up with your listing immediately. This is a very important aspect of your marketing, as internet buyers are more drawn to listings with photos, and the photos load to the national web sites directly from the local multiple listing service.
- Schedule MLS brokers tour. I will place your home on the appropriate Realtor "Caravan", which is the weekly tour of new listings.
- Schedule our office tour. I will have our office agents tour the property for feedback and exposure.
- Create custom flier. I will create and print glossy color fliers to promote the property. The fliers will be in the box at your property 'for sale' sign as well.
- Create neighborhood mailing. I will mail several hundred postcards to your general neighborhood. Often buyers will come from neighbors who "know someone" who'd love to buy in the neighborhood.
- Order and create a web site for your property (sample: www.8222ParkAve.com.These custom sites are excellent for providing more colorful detail and description than is allowed on MLS listings. The site will link to Realtor.com and appear as a link on the MLS.
- Obtain county records. I will visit the Sonoma County Permit Center to obtain the history and records on your property, as this will be part of your disclosure package.
- Submit advertising. You will be promoted in the Press Democrat for several weeks. I will discuss other advertising with you regarding the appropriate program for your specific property. There are several regional magazines, mailing services, and others to consider, but not all media are right for all properties. We'll tailor a program for you.
- Submit your listing to the national real estate web sites. I will check to be sure your listing has "fed" into the national sites, complete with photos and accurate description.
- Submit for consideration to the Press Democrat Sunday Real Estate "Featured Neighborhood" section. This section highlights Sonoma County cities and towns on a scheduled rotating basis.
- Schedule Open Homes. I will schedule and staff open homes as needed.
- Feedback from other agents. A much overlooked tool in many agents' programs is the all-important "Agent Feedback." I am emphatic about following up with agents who show the home. I have a "Feedback Fax" form which I will promptly send over to any agent who brings a buyer or who previews the property. This is our best marketing feedback (kind of like a 'focus group') and will help us know how we're doing regarding price, showing condition, and other important marketing issues.
- Competent and responsible management of multiple purchase offers, if this is the case. I have been on the receiving end, and on the offering end, in several multiple offer scenarios. We'll talk more about my recommendations and, most important, your preferences in handling such a scenario should it occur.
